A recognized leader in digital infrastructure and hyperscale expansion, Whitney Switzer possesses extensive expertise in site selection, strategic partnerships, and complex, large-scale data center real estate negotiations. Her career is marked by a proven ability to execute high-value transactions across the U.S. cloud and colocation landscape, spanning roles at hyperscalers, cloud providers, and in enterprise technology sales.

As Senior Strategic Negotiator at Google, Whitney was responsible for leading U.S.-based data center transactions with top-tier third-party developers. Her oversight included land acquisition, leasing, and build-to-suit delivery for powered land, powered shell, and turnkey facilities. She has achieved a 100% close rate on all sourced and qualified deals, having led projects that secured over 1.5 GW of leased capacity while also sourcing land for an additional 3 GW. Managing a multi-billion dollar data center development budget, Whitney was central to investment committee–level approvals. Her strategic work has significantly improved transaction efficiency, enhancing cost transparency and scalability, and reducing typical deal timelines from 18 months to as little as six.

Prior to Google, Whitney held global expansion leadership roles at AWS, where she notably delivered the company’s largest edge project at the time and contributed to defining long-term procurement strategies for highly constrained markets. Known for her competitive drive, cross-functional leadership, and significant industry influence, Whitney is also dedicated to mentoring women in digital infrastructure and supports multiple philanthropic organizations.

Scott Switzer brings extensive financial and operational experience to his role as Chief Financial Officer. His career began in public accounting, including 12 years—more than half of which were spent as a partner—at a regional firm, following time at a Big 8 firm.

He then spent 12 years as the leader of a high-end, multiconcept, multilocational seafood restaurant chain, managing 850 employees.

For the past 22 years, Scott has specialized in commercial real estate financing and transactions. His experience includes land development (financing, developing, or partnering on approximately 20,000 lots, totaling about $2 billion in transactions), CMBS loan origination, financing large office buildings (representing the largest office building owner in the Seattle CBD), and alternative lending (approximately $1 billion in loans). He also acquired portfolios from defaulting CMBS special servicers, during which time he was appointed directing certificate holder for two bond funds (totaling about $500 million in transactions).

Throughout his career, Scott has cultivated significant investor relationships who maintain an active interest in future transactions.

Katy Devine
Head Of Operations

Katy J. Devine is a seasoned operations and program management leader with more than 13 years of experience delivering large-scale EPCM and self-perform projects across data centers, life sciences, advanced manufacturing, and industrial infrastructure. Her career spans the full project lifecycle, from front-end planning, site establishment, and due diligence through construction, commissioning, turnover, and closeout..

Currently serving in an Operations role at Sorellis, Katy previously held senior leadership positions supporting Google’s global infrastructure portfolio. As Senior Program Manager for Churchill within Google’s Energy and Location Strategy (ELS) PMO, she established standardized project management methodologies, tools, and governance processes, improving visibility, alignment, and execution across intake, origination, and contracts. She acted as a key liaison between developers, owners’ representatives, and internal teams, managing budgets, schedules, site selection due diligence, and contract administration.

Before her PMO role, Katy was a FeP Project Manager with Fluor on Google’s 3rd Party Data Center program. In this capacity, she managed the end-to-end execution of single-tenant and colocation facilities throughout the North and South American (NASA) region. Her responsibilities included managing vendors from RFP through closeout, coordinating complex cross-team dependencies, and supporting critical milestone turnups.

Known for her organizational rigor, integrity, and collaborative leadership style, Katy brings a solutions-driven, detail-oriented approach that consistently enables high-performing teams and successful project outcomes.

Sam Lai
Head Of Development

Sam Lai is a real estate and strategy professional with a strong track record spanning development, investment, and corporate strategy. He brings end-to-end expertise across the real estate lifecycle, combining rigorous financial analysis with hands-on execution across residential, mixed-use, and infrastructure-adjacent assets. Sam holds an MBA with honors in Real Estate from The Wharton School, and a BA in Economics from the University of Chicago.

Most recently, Sam served as Vice President at JAS Group, a family-owned real estate development and investment firm in the Puget Sound region. In this role, he sourced and underwrote acquisitions, negotiated LOIs and PSAs, managed entitlements and construction, and led lease-up and disposition strategies. His experience includes delivering townhome and multifamily developments, structuring and exiting credit investments, and leading development and investment throughout the real estate lifecycle.

Earlier in his career, Sam worked at Accenture, where he supported large-scale mergers and strategic initiatives for financial services and insurance clients. His projects included managing a $4B merger between two international financial companies, and identifying and executing operational improvements for a leading national insurance company.

Known for his analytical rigor, collaborative leadership, and ability to bridge strategy and execution, Sam brings a disciplined, value-driven approach to complex development and investment opportunities.
